Most of our work is residential, and a lot of it happens in homes people are still living in. That changes how the job has to run: floors covered, doorways sealed, dust kept in the work area, tools off the walkway at the end of the day, and a heads-up before anything noisy starts.

For homeowners we quote the whole job as one written price after walking the space. You'll know which rooms are getting which finish level and roughly how many days we'll be in the house before we start.

On a new build we take the whole house from bare board to primer-ready, usually Level 4 throughout with Level 5 in the rooms where light or paint sheen demands it. On a basement suite we work around new bulkheads and service chases and sequence tightly with the electrician and painter.

Renovations and additions are their own problem: the new work has to disappear into walls and ceilings that are already painted, sometimes textured, and rarely perfectly flat. That's blending work, and it's the part most crews rush.

The dry air and the hard seasonal swings here move framing. That's why so many local homes develop hairline cracks at wall-to-ceiling joints and above door openings a year or two after the build.
